A Letting Agent's Challenge...People buying apartments at a new
property development were our target. The luxury development was
geared towards second-home buyers and buy-to-let or resell
investors. The potential of finding new, quality landlords was
extremely high. And that's why Martin wanted to contact
them.
We planned a 2-step campaign:
First, introduce the property purchasers to the advantage of using letting management services (there
was a good chance that buyers had not even
considered using a property management agency for their
lettings).
Second, demonstrate the benefit of placing
their property with Martin's letting agency.
Now
there's three specific things you need to have in
place... it makes a huge difference to how successful any marketing
campaign is..
- Your market must be correctly targeted
- Your initial message must be compelling
- Response must be childishly easy for your prospect
Our
target market was very specific; it was rather small because we were only
aiming to contact people who were buying apartments at this particular
development. But the principles we used are exactly the same whether
you're going for 50 or 50,000 qualified prospects.
I spent a lot of
time crafting our first contact letter. It had to grab the new
property owner's attention and keep hold until they felt compelled to ask
for more information... this response was our most wanted outcome
(MWO). I created
the letter employing all the techniques I describe in my book. I
made sure the content of the letter was extremely personalised and highly focused
on the income they could expect to enjoy by renting out
their apartment. And, more specifically, how to avoid letting
management hassle by using Martin's services to look after their property
and rentals.
Just In Time for Christmas...By the time the letter was
ready we were approaching Christmas. Now you might think that
Christmas is not a good time to be sending a letter telling people about
letting management services.
But the way I looked at it, we
were coming up to a long holiday period; tell me don't you sometimes
find lo-o-o-ng Christmas holiday periods a bit tedious? You've
eaten too much; perhaps endured a little too much family visiting; could
do with a break or just find you have some time on your hands?
You
see, I figured there was a good chance our prospects would
discover they had time over the Christmas break to spend reading this
letter. So on 18 December the letters were posted.
Now, I didn't honestly
expect to hear from anyone before the New Year. In fact we prepared
a follow-up postcard to send out between Christmas and New Year to
remind our prospects to read the letter we'd already sent. You know,
just in case it had slipped their mind... so we were delighted when we actually
got calls before the New Year asking for more details - and that
was even before the reminder card had gone out!
Well, the follow-up
postcard did go out on 28 December, to those who hadn't already contacted
us, and the overall response we got was a stunningly
high... 44.19%
